Westside is an area, not one set of rental rules

Own a rental in the Westside area of Kissimmee? The communities around Westside Boulevard do not all offer the same type of home or the same services. Windsor at Westside, for example, has both townhomes and detached pool homes. Your property needs a letting plan based on its own community, layout and running costs, not a general Westside description.

  • Start with the exact community and property type when comparing other available rentals.
  • Separate features inside the home from community facilities whose tenant access needs confirmation.
  • Check the home’s governing documents rather than using the rules from a neighboring development.

Compare like with like before choosing an asking rent

A large furnished vacation home and a smaller residential rental can be close together without competing for the same tenant. Nightly rates and holiday sleeping capacity are not a reliable shortcut to a monthly asking rent. We can help you assess the home for the tenancy you actually want.

  • Compare bedroom layout, bathrooms, parking and usable living space, not just the number of beds shown in a holiday advert.
  • Account for furniture, private-pool care and utilities that would remain at the owner’s expense.
  • Consider the cost of removing themed furnishings or games equipment if the home will be offered unfurnished.

The aim is a realistic rental assessment, not a promised return. A property’s condition and lease terms matter alongside its location.

Know where the association’s work ends

Some Westside-area homes sit within communities that provide services through association arrangements; others require more direct owner involvement. Do not pay twice for a service or assume a repair is covered simply because a fee is paid. Our family-owned team can help coordinate the property’s maintenance and keep you informed.

  • Check the current documents for any lawn care, refuse collection or other services included for that particular home.
  • For a townhome, establish responsibility for the roof, exterior and shared areas before authorizing work.
  • Give tenants the applicable parking, access and refuse rules, and clarify who receives and responds to association notices.

Owners remain responsible for their association obligations. Our property management services cover marketing, tenant screening, rent collection, maintenance coordination and reporting; they do not replace the community’s association management.

Questions from Westside owners

Is Westside the same as Windsor at Westside?

No. Windsor at Westside is one community in the wider Westside area. Please give us the exact community name and address so we do not apply another development’s services, facilities or rental requirements to your home.

Can you compare a large vacation house with nearby long-term rentals?

Yes, but the comparison must account for layout, condition, furnishings, pool costs and the intended lease. Multiplying a nightly rate by a month does not establish a sustainable long-term rent, and an assessment is not a guarantee of income.

Will HOA payments cover my townhome’s exterior repairs?

Not necessarily. The current documents must establish responsibility for the roof, walls, grounds and shared components. Tell us about any association work already scheduled before arranging a separate contractor.

Can I advertise every resort facility to a long-term tenant?

Only after confirming the particular tenant’s eligibility and any registration, charges or restrictions. Facilities advertised for holiday guests do not automatically establish the terms for a longer tenancy. Avoid including access in the lease until it is clear.

Own a Florida rental property while living elsewhere? Many of our owners are based in other states, Canada or the UK. We’ve helped owners move from underperforming vacation rentals to long-term rentals, with a local team to manage the property and tenancy.

Send us your Westside-area property address and tell us which community it is in. Anne-Marie, Nick and the team can discuss the right next steps for that home.
