A rental plan that fits your part of Celebration
A Celebration condo and a detached village home can need quite different management plans. Townhomes, condominium buildings and single-family homes sit within a community with its own residential association and property-specific service areas. At McCormack Realty & Renters Choice Homes, we start with your home, not a one-size-fits-all description of Celebration.
- For a condo, identify the building association and the boundary between shared systems and the owner’s repairs.
- For a townhome, confirm which exterior and landscape work is covered before arranging contractors.
- For a detached home, review the yard, exterior condition and any separate garage apartment as part of the rental plan.
Anne-Marie, Nick and the team can help you prepare the property, market its actual features and manage the day-to-day tenancy.

Get the right association information from the start
Celebration Residential Owners Association (CROA) publishes a Community Charter, rules and supplements for different service areas and condominium associations. Those layers matter when you are planning a lease or arranging exterior work.
- Check the current lease requirements and any additional building or service-area documents for your home.
- Allow time for required applications, resident registration and access arrangements before promising a move-in date.
- Confirm who handles exterior repairs and approvals, and give tenants the rules that apply to their property.
We coordinate with the relevant association to clarify responsibilities. Management does not replace association approval or automatically provide access to every Celebration facility.
Owners can start with Celebration’s official governing documents and request the current documents for their property.
Keep the home and the tenancy running smoothly
A well-presented listing should explain how the home works for everyday living. We help with marketing, applicant screening, rent collection, inspections and repair coordination, with owner reporting so you can keep track without handling every call yourself.
- Describe the actual parking, storage, stairs and outdoor space rather than borrowing features from another village.
- Agree which utilities and services are included in the rent and which the tenant arranges.
- Separate an owner repair from an association issue so the request reaches the right person.
We compare suitable local rentals and the home’s condition when discussing an asking rent. A town-center address alone is not a rental-income guarantee.

Questions from Celebration owners
Does one set of leasing rules cover every Celebration home?
Do not assume so. CROA’s documents are the starting point, but condominium and service-area documents may also apply. We ask for the current requirements for your property before agreeing the proposed tenancy and move-in arrangements.
Can I rent a garage apartment separately?
A garage apartment needs its own review of the applicable documents, approved use, access, parking and utilities. Do not advertise a separate tenancy just because there is a finished room over the garage. Share the property details with us so we can discuss the next checks.
Will you arrange work that the condo association should handle?
We first clarify responsibility with the association. A shared roof or building-system issue may follow a different process from an appliance repair inside the unit. This helps avoid commissioning work that belongs with the building manager.
Can the listing promise access to all Celebration amenities?
No. We describe only the access confirmed for the property and its tenants. Registration, cards and any village or club-specific conditions should be settled with the relevant association rather than assumed from an owner’s existing access.
