The Falcon Trace association identifies the community as South Orange County, Orlando. Its association manager has a Kissimmee office, but that office location does not change the community’s Orlando identity.

Should I check with the association before repainting?

Yes. The association publishes architectural guidance and approved color information. Review the current requirements and obtain any necessary approval before committing to exterior paint or other visible changes.

Who should maintain the garden at a rental home?

Set that out clearly in the lease and service arrangements. Whether a contractor or tenant handles routine care, there should also be a clear route for reporting broken irrigation, drainage concerns and other repairs that need owner attention.

Can I rely on an old listing for the rental rules?

No. Ask the association for current leasing and tenant-registration requirements for your property. An earlier listing is not approval for a new tenancy and may not reflect current documents or procedures.
