Make the most of the home you have

Lindfields is an established detached-home neighborhood in western Kissimmee, with private pools and screened outdoor areas on many properties. Homes can differ considerably in updating and upkeep. A freshly decorated room is a good start, but a dependable tenancy also needs the less visible parts of the house to be ready.

  • Review the condition and service history of the roof, air conditioning and water heater.
  • Check pool equipment, screens, gates and drainage where the home has a pool or enclosed patio.
  • Describe the actual floor plan, garage and yard rather than treating every Lindfields home as the same rental.

McCormack Realty & Renters Choice Homes can help you decide what needs attention before marketing and coordinate the day-to-day work once a tenant moves in.

A no-HOA listing is not the whole rental picture

Lindfields homes are often marketed as having no HOA. That is not a substitute for checking your own title documents, applicable restrictions and local requirements. It also does not tell you who will look after the property when you are away.

  • Confirm the position for your exact property rather than copying a neighboring home’s listing.
  • Agree lawn, pool and repair responsibilities directly where no association provides those services.
  • Where an association does apply, we coordinate with it to confirm responsibilities and ensure tenants know its rules.

Whichever arrangement applies, tenants need clear information about parking, waste collection, maintenance reporting and care of the home. No association should never be taken to mean no responsibilities.

Deal with repairs before they become tenancy problems

A sensible preparation budget can matter more than cosmetic extras in an established home. We help owners prioritize known issues, arrange maintenance and market the property honestly. Tenant screening, rent collection, inspections and owner reporting support the tenancy after move-in.

  • Separate immediate repairs from optional improvements, using the home’s condition and service records.
  • Keep contractor access and pool-service arrangements clear, including when the property is temporarily vacant.
  • Compare rentals with similar updating, pool arrangements and included services when discussing the asking rent.

If the home has been used for holiday stays, review remaining bookings and decide what furniture will stay before offering a longer lease. We can discuss the options without assuming that one rental approach suits every owner.

Questions from Lindfields owners

Does ‘no HOA’ mean I can offer any type of lease?

No. A listing’s no-HOA description does not settle the property’s recorded restrictions, zoning or other applicable requirements. Confirm those separately for the proposed rental use before making commitments to a tenant.

Which improvements should come before new decoration?

Start with known faults and the condition of essential systems. Roof leaks, cooling problems, plumbing issues and defective pool equipment deserve attention before spending the preparation budget on cosmetic changes. We can help coordinate the work identified for your home.

Who looks after a Lindfields pool while the home is vacant?

The owner still needs an agreed servicing and access plan. We can discuss contractor coordination within your management arrangement; do not leave pool care dependent on a future tenant moving in. Clarify ongoing service charges separately from the management rate.

Can you manage an older home that has not been fully renovated?

We can discuss its condition and what is needed to make it ready to let. Not every home needs the same refurbishment, but known repairs and accurate marketing matter. Share recent work, service records and any outstanding issues so we can give useful preparation advice.
