Separate the home from the community facilities
Indian Point in Kissimmee includes detached homes with private pools, as well as community recreational facilities. For a rental owner, those are two different parts of the offer. We help you describe your own home accurately and check the arrangements that apply before including shared facilities in the marketing.
- List the property’s own features separately from any community facilities.
- Confirm current tenant eligibility, registration and access arrangements with the HOA before promising use.
- Budget for the home’s private equipment and outdoor care independently of association charges.
A community pool does not replace the upkeep of a backyard pool. Nor does a listing’s amenities section establish a tenant’s right to use shared facilities.

Get the association handover clear before move-in
An application for the tenancy and any association paperwork are separate matters. Allow time to confirm what Indian Point requires for your address rather than treating keys to the house as the entire move-in process.
- Ask for the current rental documents, any required tenant registration and the applicable lease requirements.
- Confirm parking, waste collection and use of shared areas so tenants receive the right information.
- Record any access items issued and check the procedure for replacing or returning them.
We coordinate with the HOA to confirm what it takes care of and ensure tenants know the community rules. Confirm current requirements directly; do not rely on an old form or a previous owner’s recollection.
Keep improvements and maintenance working together
A refreshed kitchen or new flooring helps present a home, but it does not tell the whole maintenance story. For an Indian Point rental, we look at practical readiness as well as appearance. Our management services include marketing, screening, rent collection, inspections and repair coordination.
- Keep invoices and warranty details for recent work, including appliances, plumbing and air-conditioning.
- Check pool surfaces, screens and equipment where present, even if the interior has just been updated.
- Separate routine maintenance from larger replacements when planning the owner’s budget.
With Anne-Marie, Nick and the team, you can discuss the property’s needs and keep track of rent and expenses through owner reporting. The aim is a well-organized tenancy, not a promised return.

Questions from Indian Point owners
Can I include community facilities in my rental advertisement?
Only after confirming the current arrangements for your property and tenants. Ask the HOA about eligibility, registration, access items and any conditions. Describe confirmed access accurately instead of copying an amenities list from another home.
Does the HOA maintain my private pool?
Do not assume so. Private pools and community facilities have different upkeep arrangements. Confirm the association’s responsibilities in the current documents and agree a separate servicing and repair plan for your pool where needed.
Is tenant approval the same as association registration?
No. Our applicant screening concerns the tenancy; association registration or approval, if required, is a separate step. Confirm what Indian Point currently needs for your address before setting a move-in date.
My Indian Point home has been renovated. What else should I check?
Review the work records and warranties, then check the systems and outdoor areas that may not have been included in the renovation. Appliances, drainage, pool equipment and screens still need attention even when the rooms look ready.
