Start with the documents and the current arrangement

Before changing how an Encantada home is rented, review the applicable governing documents, the proposed lease term and local requirements. If the home is in a rental program, check that agreement and any future reservations too. A sales advertisement describing flexible use is not written permission for your particular plan.

Plan for the townhome inside and out

A furnished handover also calls for an accurate inventory, appliance checks and a decision about personal belongings. We can help you discuss preparation, marketing and tenant screening, then rent collection, inspections and maintenance coordination once a permitted tenancy is agreed.

Is Encantada the same as the wider Westside area?

No. Encantada is a named townhome community within the wider Kissimmee area. Use its own address and governing documents rather than borrowing the rules of a neighboring community.

Can I switch from a resort rental program straight to a long-term tenant?

Not without checking the governing documents, local requirements and current contractual commitments. Resolve bookings, any termination requirements and insurance before offering a new tenancy.

Who looks after a townhome’s private hot tub or plunge pool?

That must be established for the individual home. Do not assume shared resort services include private equipment; confirm the service scope, costs and reporting arrangements in writing.

Can an overseas owner discuss an Encantada property with you?
