Considering a different future for your Windsor Island home?
If the work or expense of running a vacation home no longer suits you, it is sensible to explore alternatives before making another commitment. McCormack Realty & Renters Choice Homes can discuss your Windsor Island Resort property and the checks needed before a possible move to long-term letting.
Windsor Island Resort is a Pulte development marketed with vacation-home floor plans and Davenport mailing ZIP 33897. That vacation focus is important context, not a promise that a residential long-term lease is allowed. We would need to establish suitability and current permission for the address before offering it to a tenant.

Start with permissions, not a projected rent
Ask for current governing documents and written clarification of the proposed use, including lease length, occupancy and any management or registration requirements. Also review the conditions attached to your loan, insurance and existing management agreement.
If the intended arrangement is not permitted, we should know before photographs, advertising or tenant commitments. A nearby resort’s policy, another owner’s experience or a builder’s original sales description is not a substitute for the rules applying to your own home.
Larger vacation layouts need a realistic running-cost review
Pulte’s published Windsor Island plans include multi-bedroom, multi-level homes and private-pool arrangements. For the house you own, list the actual rooms, appliances, air-conditioning equipment and outside servicing needs. Additional space can also mean additional repair and replacement costs.
Themed rooms, games equipment and multiple furnished bedrooms can make a holiday listing stand out, but a longer-term tenant may need the space differently. Decide what stays, what is removed and what the owner remains responsible for maintaining before describing the property as furnished or unfurnished.
Plan the changeover without leaving loose ends
Existing guest bookings, deposits, subscriptions and contractor commitments need an orderly close or transfer. Retain the relevant records and agree a genuine availability date. Do not promise possession while another booking or contract still needs to be resolved.
Any resort facilities advertised with the rental also need confirmation for the proposed occupants and tenancy type. The presence of a clubhouse or leisure facility does not by itself establish access, included fees or entitlement. We can discuss the property’s next steps once those questions have clear answers.
Before we talk about your home
- Current governing documents and written confirmation of the proposed rental use.
- Existing bookings, management commitments, insurance and loan conditions.
- Room and furniture inventory, pool-service costs and confirmed resident-access arrangements.
Know the management cost before you decide
Our current promotion gives you the benefits of our 10% management package at an 8% management rate, with a $350 setup fee. The management rate is not the whole cost of letting a home: review the leasing fee, other charges and package terms on our fees page before deciding.
Questions from Windsor Island Resort owners
Are you saying every Windsor Island home can become a long-term rental?
No. This is an invitation to discuss the property, not confirmation of permitted use. Current governing documents and address-specific checks must support the intended tenancy before marketing begins.
Should I compare a monthly rent with gross holiday-booking revenue?
Not on those figures alone. Compare the relevant management, servicing, utilities, furnishing, vacancy and ownership costs as well. We do not promise that changing rental type will produce a particular return.
Will a tenant receive all resort privileges?
Only the rights and access confirmed for that property and tenancy. Check current rules, registrations and charges before describing facilities as included.
A local team for the next step
We can discuss marketing and tenant placement, then rent collection, inspections, maintenance coordination and online owner reporting. The right starting point is your address, current occupancy and what you would like help with. Rental permission, association requirements and management services must be confirmed for the property; no rental income or return is guaranteed.
