One neighborhood, different association responsibilities

Tuscan Ridge’s own community website describes two sections: Countryside and The Village. It identifies a Master HOA for the entrance and common areas, the Countryside HOA for the clubhouse, and The Village HOA for the tennis courts. For a rental owner, that structure matters more than a general list of neighborhood amenities.

  • Keep the master association’s information alongside the documents for your home’s section.
  • Check who handles a particular common-area issue before treating it as a repair at the house.
  • Confirm tenant access and any registration requirements before advertising shared facilities.

Keep house costs and community costs separate

Association maintenance of an entrance, clubhouse or tennis court does not tell you who maintains your home’s garden, pool or equipment. A clear split between these expenses makes it easier to assess the real cost of a long-term tenancy.

  • Association costs: current dues, notices and any assessments that apply to the property.
  • Home costs: repairs, insurance and the regular services your own property needs.
  • Tenant arrangements: the services included in the rent and the rules supplied with the tenancy.

A clear handover helps protect the home

If your Tuscan Ridge property is already occupied, the existing lease and unresolved maintenance matter just as much as its presentation. If it is empty, current photographs, equipment information and a realistic availability date help avoid confusion when it is marketed.

  • Have the existing lease and any open repair requests ready if there is a tenant in place.
  • List any furniture or equipment that belongs to the owner and is staying in the home.
  • Share current association notices rather than relying on an old sales brochure.

Questions from Tuscan Ridge owners

Why does the Countryside or Village section matter?

Tuscan Ridge has a master association and separate section associations. Knowing the home’s section helps you keep the correct documents, contacts and charges together instead of assuming one community-wide arrangement.

Can I advertise the clubhouse and tennis courts as included?

Not without confirming the current access arrangements for the tenancy. The community website identifies which association maintains each facility; maintenance responsibility alone does not establish every tenant’s access rights or any charges.

Does association maintenance cover my home?

Not automatically. The published community description covers shared areas and facilities. Your own documents and service agreements should establish who looks after the house, garden and any private pool.

Can I discuss management while a tenant is still living there?

Yes. Let us know the lease dates, current arrangements and any outstanding repairs when you enquire. An occupied-home discussion should start with the existing tenancy, not an assumption that the property is vacant and ready to re-let.
