Look beyond the resort brochure

Solterra has both single-family homes and townhomes, with resort facilities and a separate Community Development District, or CDD. For an owner considering a long-term rental, that means more than choosing an asking rent. You need to understand the home itself, its running costs and the responsibilities that stay with you. McCormack Realty & Renters Choice Homes helps you work through that decision and manage an agreed long-term tenancy.

  • Identify the property type and section of Solterra before comparing maintenance arrangements.
  • Bring the current association statements, tax bill and service agreements into the cost discussion.
  • If the property has been used for holidays, share future bookings, personal-use dates and the existing management agreement.

The resort’s amenities can be part of its appeal, but they do not establish the rental terms or access rights for your particular home.

Know who handles what at Solterra

Solterra’s published community guidance separates HOA, CDD and homeowner responsibilities. It also distinguishes some townhome and single-family maintenance arrangements. That is a useful starting point, not a reason to assume an older responsibility sheet settles every current repair or charge.

  • Confirm who handles the specific issue: your private home, association-covered work or CDD-managed infrastructure.
  • Check current exterior-maintenance coverage for your property type before budgeting for a roof, painting or pressure washing.
  • Verify landscaping, irrigation and service inclusions for your section rather than borrowing a neighbor’s checklist.
  • Confirm tenant registration, parking and amenity-access procedures before describing them in the listing.

We coordinate with the HOA to confirm what they take care of and ensure tenants know the community rules. Your rental management agreement is separate from HOA dues and any CDD assessments.

Plan the change from holiday use carefully

If your Solterra home is furnished for holiday stays, a long-term tenancy needs its own preparation plan. Our focus is on professionally managed long-term rentals, including helping owners assess a move to an unfurnished arrangement. Existing bookings, contents and service contracts should be resolved before a move-in date is promised.

  • Decide what furniture and personal belongings will be removed, stored or otherwise dealt with before marketing.
  • Allow for preparation costs and ongoing private-pool care where applicable; a resort pool does not maintain your home’s pool.
  • Review utilities and recurring services so that cancellation does not interrupt essential care between uses.

Once the plan is agreed, we provide marketing, screening, rent collection, maintenance coordination and owner reporting. A realistic cost comparison is more useful than assuming a change of rental model will automatically improve your return.

Questions from Solterra owners

Does the HOA cover the same maintenance for Solterra townhomes and houses?

Do not assume it does. Published Solterra guidance distinguishes property types and sections for some work. We would confirm current coverage for your home before assigning a repair or describing a service as included. Interior repairs, exterior work and community infrastructure should not be treated as one responsibility.

Are HOA and CDD costs included in your management fee?

They are separate property costs, not the same as our rental management fee. Use current association statements and the property’s tax bill to identify applicable charges. We can discuss those alongside maintenance, insurance and other running costs without quoting a community-wide fee figure.

Can you help me move away from holiday bookings?

Yes, we can discuss your current operating costs and a realistic long-term rental estimate. We first need to understand existing bookings, notice obligations, the home’s contents and applicable rules. A switch is not automatic permission to cancel stays or promise a tenant immediate occupancy.

Will a long-term tenant automatically have resort access?

We would verify the current eligibility, registration, passes and any charges before making that promise. A vacation advertisement or a previous guest’s experience does not confirm the arrangements for your proposed tenant. Only confirmed benefits should appear in the rental listing.
