Keep your Pines West rental looking cared for

Pines West is an established single-family home community off US 27. The association’s own website identifies the neighborhood and publishes documents for owners. If you are moving away or no longer want to manage the house yourself, McCormack Realty & Renters Choice Homes can help you plan the next tenancy.

Homes in an established neighborhood have different maintenance histories. Two houses with similar floor plans may need very different preparation. We would rather discuss the roof, air conditioning, outdoor space and recent work on your property than assume every home in Pines West is in the same condition.

Use the association documents before planning exterior work

The Pines West HOA website provides architectural guidelines, an application and approved color information. Check the current process before booking visible exterior changes. A repaint or replacement can become more complicated when work is ordered before approval is clarified.

That does not mean every repair needs the same treatment. Send the relevant notice or proposed work so responsibilities and approvals can be established. Keep previous approvals and contractor records with the property file; they are useful when a question comes up during a tenancy.

Make parking and outside care part of the handover

The association also publishes parking and traffic information. Give the tenant the current rules that apply to the home, together with any access instructions. Avoid promising an informal parking arrangement simply because a previous occupant used it.

Agree how lawn care, irrigation and any private pool will be handled. Where a service is included in the rent, the lease and owner budget should reflect it. Where the tenant has an obligation, make it clear and practical rather than leaving responsibility to assumption.

A familiar community, but a property-specific rental decision

Milford Street residential examples corroborate Davenport mailing ZIP 33897. That places this page in the right postal group; it does not certify municipal boundaries, school assignment or permission for a particular lease.

We can discuss marketing, tenant placement, rent collection, inspections and maintenance coordination once the home and current documents have been reviewed. If the house is occupied, the existing lease, deposit records and open maintenance requests are the starting point for a smooth management handover.

Before we talk about your home

  • Recent repair history and any exterior notices or approvals.
  • Current HOA documents, including parking and architectural guidance.
  • Lawn, irrigation and private-pool arrangements, plus the existing lease if occupied.

Know the management cost before you decide

Our current promotion gives you the benefits of our 10% management package at an 8% management rate, with a $350 setup fee. The management rate is not the whole cost of letting a home: review the leasing fee, other charges and package terms on our fees page before deciding.

Questions from Pines West owners

Should I repaint before asking about management?

Tell us what you have in mind first. Pines West publishes architectural and color guidance, so check current approval requirements before committing to exterior work. Interior preparation can be discussed separately.

Is Pines West the same community as Florida Pines?

No. They are separate named communities. Use the street address and association documents to avoid applying Florida Pines information to a Pines West property.

Will the HOA look after my tenant’s repair requests?

Do not assume that. Association responsibilities and repairs to a privately owned rental are different. We can help identify who should receive a request and coordinate owner-authorized work within the management agreement.
