Make your Cascades home ready for everyday living
Cascades is a D.R. Horton home community with a Davenport 33837 mailing address. The builder describes homes with different bedroom counts and layouts, rather than one standard house. When you are ready to rent yours, the details of that particular home should lead the conversation.
McCormack Realty & Renters Choice Homes helps owners plan for long-term letting, from preparing and marketing the home to looking after the tenancy. We start with what you own now, not the furnishings or optional features in a sales model.

Show tenants how the space works
An upstairs living area, a downstairs bedroom or a different bathroom arrangement can change how a household uses a home. Clear photographs and a truthful room description make viewings more useful. If your home has stairs, show them; if a room is a loft, do not present it as an enclosed bedroom.
The builder’s Cascades page identifies two-car garages. For your rental, check the actual garage, opener, remotes and available driveway space. A garage used to store the owner’s possessions must not be advertised as fully available to the tenant.
A new address still needs a careful handover
Before the first tenancy, check utilities, appliance operation, air-conditioning performance and any outstanding construction items. Keep the completion inspection and warranty records accessible, along with the model numbers needed for future service calls.
If the property has smart-home equipment, work out how accounts, codes and access will transfer. Remove the previous user’s access where appropriate and give the tenant clear operating information. Not every device shown in builder marketing will necessarily be installed or included in your home.
Separate rental income from ownership costs
A rental budget needs room for repairs, insurance, association obligations and any assessments shown on the property’s records. Those costs do not disappear because a house is newer. We can review management and leasing charges alongside your own figures before you make a decision.
Residential examples on Cascades Avenue use Davenport ZIP 33837. Confirm the property’s jurisdiction and current association requirements separately; the community’s marketing address does not determine which rental rules apply to every parcel.
Before we talk about your home
- The exact layout, current photographs and any rooms or garage areas you intend to retain.
- Completion documents, appliance manuals and warranty contacts.
- Utility readiness, access codes and the current association leasing requirements.
Know the management cost before you decide
Our current promotion gives you the benefits of our 10% management package at an 8% management rate, with a $350 setup fee. The management rate is not the whole cost of letting a home: review the leasing fee, other charges and package terms on our fees page before deciding.
Questions from Cascades owners
Can I use the builder’s model photographs for my rental?
Use photographs that accurately represent the home being offered and that you have permission to publish. Model-home furnishings, upgrades and room arrangements can differ from your own Cascades property.
Does a newer home need inspections during a tenancy?
Yes. Newer construction does not eliminate leaks, air-conditioning issues or maintenance needs. We can discuss inspection arrangements and reporting as part of the management service.
A local team for the next step
We can discuss marketing and tenant placement, then rent collection, inspections, maintenance coordination and online owner reporting. The right starting point is your address, current occupancy and what you would like help with. Rental permission, association requirements and management services must be confirmed for the property; no rental income or return is guaranteed.
