Start with how you use the home now
Aviana’s entrance is on Hart Road in the Davenport area. If you own a home here, the management decision is more personal than a description of the resort: do you still use it yourself, do you have future guest bookings, or is it already someone’s long-term home?
Tell us what is in place before making changes. McCormack Realty & Renters Choice Homes offers rental marketing, tenant selection, inspections, maintenance coordination and rent collection. We can discuss those services for your property without assuming that the same rental arrangements apply to every Aviana home.

A change of rental plan needs a proper handover
Dates and existing commitments
If the home is currently used for holidays, begin with the dates and commitments already agreed. Existing bookings, your own planned stays and a current management contract may affect when a different tenancy can realistically begin. Do not cancel arrangements solely because you have started exploring another option.
Furniture and equipment
Next, work through the contents of the home. Which furniture and equipment would stay? What would be removed? Are there items needing repair or replacement? An inventory makes that conversation clearer and helps the eventual listing match what will actually be available.
Utilities and regular care
Utilities and regular services need the same attention. If you currently pay for internet, pool care or other recurring services, identify which arrangements would continue and who would be responsible under the proposed tenancy. This is a property-specific discussion, not a claim that any particular service is included in Aviana’s HOA charges.
Compare the running costs, not just the headline income
A long-term tenancy changes how a property is operated; it does not remove repairs, association charges or every period without rent. Bring the costs you are paying now, along with any income records, so the comparison starts with your home rather than somebody else’s advertised return.
Include the management package, leasing charges, preparation work and services you expect to retain. If the decision is between continuing holiday letting and making a change, a useful review should also account for the time and commitments involved in the transition. We do not promise that one rental model will be better for every owner.
Confirm the property’s arrangements before advertising
Share the documents that identify your property and any applicable association. We coordinate with the HOA to confirm responsibilities and ensure tenants know the rules. Current rental and occupancy requirements need to be checked for your home before a tenancy is offered.
A resort description is not enough to establish which facilities a tenant can use or which services are included. Keep those details out of the listing until confirmed. Once the plan is agreed, accurate photographs and clear property information are more useful than a long list of holiday attractions.
Know the management cost before you decide
Our current promotion gives you the benefits of our 10% management package at an 8% management rate, with a $350 setup fee. The management rate is not the whole cost of letting a home: review the leasing fee, other charges and package terms on our fees page before deciding.
Questions from Aviana owners
Can I keep using the home for my own holidays during a long-term tenancy?
Do not plan personal stays during a tenant’s agreed occupancy. Tell us about any dates you want to retain before considering a tenancy so the rental plan and your own use do not conflict.
What if I have future guest bookings?
Share the booking dates and existing management arrangements first. A proposed move-in date needs to account for commitments, preparation and any applicable requirements; exploring a long-term rental is not a reason to assume those commitments can simply be removed.
Does the Aviana name confirm the rental terms for my property?
No. Send the address and current property and association documents. The intended tenancy needs to be considered against those documents, not resort advertising or another home’s listing.
Do I need to remove everything from a furnished home first?
No — speak to us before arranging removal. An inventory, photographs and your plans for the contents will help identify what needs deciding. Do not spend money on a changeover before the intended rental arrangement is clear.
