Your Astonia home deserves its own rental plan
A newer home can look ready to rent while still needing a few important finishing touches. If you own in Astonia, McCormack Realty & Renters Choice Homes can help you turn the property you bought into a home that is ready for a tenant—not simply reuse the builder’s sales description.
Astonia includes different builders and phases. Highland Homes documents its Astonia development, while Ryan Homes separately identifies Pine Pointe at Astonia as townhomes. That distinction matters: a detached house on Lily Lane and a townhome should not be advertised as the same product or assigned the same maintenance arrangements.

Start with the actual floor plan, not the model home
Builder photographs can include furniture, finishes and upgrades that are not in your property. Before marketing, we would want to see the completed home, its appliances, window coverings, storage and outdoor space. A flexible room should be described honestly rather than counted as an extra bedroom simply because it could fit a bed.
For a recently completed property, keep the closing papers, inspection findings and outstanding builder items together. A tenant needs a working home from move-in day; a pending warranty appointment is not a substitute for resolving a problem that affects occupancy.
Keep warranties and everyday repairs separate
Save the builder’s warranty contacts, appliance serial numbers and service history before handing over the keys. When something stops working, those details help establish whether to approach the builder, arrange an owner-authorized repair or contact another responsible party.
Association arrangements also need to match the phase. Confirm current leasing requirements, exterior responsibilities and any resident-access process for the address. A brochure for another Astonia section is not a reliable guide to what your tenant receives or what you pay.
Price the home against the right alternatives
Astonia owners may be comparing a recently built resale with homes still marketed by builders. Purchase incentives are not rental comparables. We can discuss the property’s condition, layout, available competing rentals and likely preparation costs before setting an asking rent, without promising a particular return.
Residential addresses on Lily Lane establish Davenport mailing ZIP 33837 for the examples reviewed. We use that ZIP to help owners find the right community page, not to declare municipal boundaries or rental permission.
Before we talk about your home
- Street address, builder and phase, plus the floor plan for your own home.
- Unfinished punch-list items, warranty details and appliance records.
- Current association documents and confirmation of what exterior work remains your responsibility.
Know the management cost before you decide
Our current promotion gives you the benefits of our 10% management package at an 8% management rate, with a $350 setup fee. The management rate is not the whole cost of letting a home: review the leasing fee, other charges and package terms on our fees page before deciding.
Questions from Astonia owners
Is every Astonia property a detached house?
No. The Astonia name is used across different offerings, including the separately named Pine Pointe at Astonia townhomes. Send the exact address so the layout, association and maintenance arrangements can be checked rather than borrowed from a different section.
Should I wait for warranty work before marketing?
Tell us what remains outstanding first. We can discuss how it affects photographs, viewings and readiness, but problems affecting safe occupancy should be resolved before a tenant moves in.
A local team for the next step
We can discuss marketing and tenant placement, then rent collection, inspections, maintenance coordination and online owner reporting. The right starting point is your address, current occupancy and what you would like help with. Rental permission, association requirements and management services must be confirmed for the property; no rental income or return is guaranteed.

Tell us about your home, its current occupancy and the help you need. We can take the next step from there.
