Moving out of your Tuscany Ridge home?
When a house has been your home, deciding to rent it can involve more than choosing a monthly figure. There may be furniture to move, work you have been putting off or a date when you need everything ready. Tell us what is driving the move, and we can help you sort the immediate decisions from the ones that can wait.
This page is for Tuscany Ridge off Steve’s Road in Clermont. The Lost Lake Residential Property Owners Association identifies it as a small residential neighborhood within the same association as Reserve at Lost Lake. It is not Tuscan Ridge in Davenport or the similarly named Tuscany Ridge in Windermere.
McCormack Realty & Renters Choice Homes can discuss marketing and tenant selection, then ongoing rent collection, inspections, maintenance coordination and financial reporting. The starting point is your particular home and the tenancy you are considering, not a rent promise based on the neighborhood name.

Keep the neighborhood description accurate
Tuscany Ridge’s association describes a community gazebo and its location off Steve’s Road. Its published assessment information distinguishes Tuscany Ridge from the Reserve at Lost Lake pool neighborhood. Sharing an association is not a reason to add the other neighborhood’s pool to your rental advertisement.
We would rather give a prospective tenant a clear description of the actual house: how its living spaces connect, what storage is available and how the outdoor areas can be used. A study, extra living room or guest space should be described for what it is, without turning it into an unverified bedroom.
Photographs of the property and an accurate inventory matter more than a long list of nearby attractions. If a private pool or special equipment is included, explain the service arrangements and costs instead of leaving the tenant to guess.
Prepare the home without doing everything at once
Walk through the house with the proposed tenancy in mind. Which repairs need attention now? What personal items are leaving? Are there finishes or systems that need particular care? Recent inspection reports, service records and warranty information can make that discussion much easier.
For a larger home, record the equipment actually installed rather than assuming one set of instructions covers everything. If there are multiple air-conditioning systems, a pool controller or irrigation equipment, identify each one and any existing service provider. A clear handover helps avoid small maintenance questions turning into avoidable delays.
Before planning exterior alterations, use the current association application and guidance. We coordinate with the HOA to confirm responsibilities and ensure tenants know the rules. The property’s leasing requirements and any relevant local approvals still need their own confirmation; an association website is not a blanket rental permission.
Stay informed after the tenant moves in
An owner who lives elsewhere needs more than reassurance that the house is occupied. We can discuss inspections with reports, repair communication and online financial reporting so you have a practical way to follow the property and its expenses.
If you already have a tenant, send the lease and current management arrangements before changing anything. Existing responsibilities, deposit records and outstanding work need to carry into a handover. A new manager should not leave either the owner or tenant unsure who is dealing with an existing repair.

Know the management cost before you decide
Our current promotion gives you the benefits of our 10% management package at an 8% management rate, with a $350 setup fee. The management rate is not the whole cost of letting a home: review the leasing fee, other charges and package terms on our fees page before deciding.
