Thinking of letting your Summit Greens home?

Leaving a home does not always mean you are ready to sell it. If you want to keep your Summit Greens property while living elsewhere, let us help you look at the practical side of renting: what needs doing, what the ongoing costs could include and how the home will be looked after.

The Summit Greens Residents Association describes a gated, 55+ community in Clermont’s rolling hills. Lake County’s subdivision mapping identifies several residential Summit Greens phases. That community identity provides context, but it does not settle the requirements for an individual lease or household.

Separate community facilities from the rental agreement

The association’s public information describes a clubhouse, swimming facilities and sports and activity spaces. Before making any of these part of a rental advertisement, confirm the access available to the tenancy and how it is arranged. Your own resident access is not a substitute for that confirmation.

Keep golf questions separate as well. The association’s overview contains historical information about the neighboring golf operation. We would not use an old opening date, membership arrangement or description to promise a current benefit to a tenant.

Prepare for someone to live in the home year-round

If the property has been used only for visits, review its condition for everyday occupation. Appliances, air conditioning and plumbing deserve attention even when the home looks tidy. Tell us about the service providers you use and any problem that has been easy to postpone between visits.

The next occupant needs a practical handover rather than a collection of unexplained switches and remotes. Label the equipment that stays, gather instructions and remove personal paperwork. Where a service is arranged through the association, confirm its exact scope before assigning the tenant a responsibility.

Keep the plan flexible until the checks are complete

We can discuss preparation and marketing while the current occupancy and lease requirements are being confirmed. Do not make a firm move-in promise or assume a particular age exception simply because a neighbor previously rented successfully.

Once the property is ready, McCormack Realty & Renters Choice Homes can help with tenant placement and ongoing management. Rent collection, inspections with reports, repair coordination and financial reporting give you a way to follow the home without turning every maintenance question into a trip back to Clermont.

Before we talk about your home

  • Current association documents covering the home and proposed tenancy.
  • Any access cards, equipment instructions and existing service arrangements.
  • The date personal belongings will be removed and the home can be assessed.

Know the management cost before you decide

Our current promotion gives you the benefits of our 10% management package at an 8% management rate, with a $350 setup fee. The management rate is not the whole cost of letting a home: review the leasing fee, other charges and package terms on our fees page before deciding.

Questions from Summit Greens owners

Should I quote the association’s amenity list in my rental advertisement?

Only after confirming which facilities the tenancy may use and the current access arrangements. A community overview describes the setting; it is not a tenant access agreement.

Can a home used for occasional visits be let without preparation?

Its condition should be reviewed first. Systems that cope with occasional use may still need servicing, and personal belongings, maintenance responsibilities and move-in instructions need attention.

The address comes first

This guide covers a named Clermont-area community in Lake County, not a determination of municipal boundaries or rental permission for every address. Current governing documents and property-specific checks are needed before agreeing a tenancy.
