A Palisades address is only the beginning

The lake setting may be part of why you bought your Palisades home. When it is time to rent, the next occupant needs a clear picture of the property itself as well as the neighborhood. We can help you plan the presentation and ongoing care without turning a community feature into a promise the house cannot meet.

The Palisades association places the community in Lake County and describes a private lakefront park, boat ramp and dock on Lake Minneola. County mapping identifies Palisades residential phases, while property examples such as Rockwell Heights Lane corroborate the detached-home setting. A Palisades address does not mean every house is lakefront.

Be precise about water access

A lake view, direct waterfront and shared lake access are different things. Photographs and listing wording should make the distinction clear. If the home has no direct frontage, the advertisement should not leave a prospective tenant expecting a private dock behind the garden.

Before including use of the community park, ramp or dock, confirm the current rules for the tenancy. Ask about access items and any applicable boat, trailer or parking arrangements. The association’s general description does not establish a particular tenant’s rights or availability of storage.

Separate the home’s upkeep from common-area care

The neighborhood’s shared facilities do not remove the need to maintain your own property. If your house has a private pool, screened enclosure or specialist equipment, bring its service history into the discussion and agree how routine care will be handled.

For outdoor work, confirm the property boundary and any approvals before arranging changes. Do not promise a view will remain unchanged, or treat nearby open land as part of the rental. A straightforward description is easier to stand behind throughout the tenancy.

Make distance less of a burden

Owners living elsewhere need a plan for repair decisions, not just a contact number. Tell us about existing warranties, preferred service history and anything still waiting to be completed. We can discuss preparation costs before marketing and the communication you need after move-in.

McCormack Realty & Renters Choice Homes can help with tenant placement, rent collection, inspections with reports and maintenance coordination. Online financial reporting helps you follow income and expenses. If a tenant is already in place, the lease and existing obligations guide the management handover.

Before we talk about your home

  • Whether the actual house has waterfront, a view or neither.
  • Current association confirmation of any proposed tenant lake access.
  • Private-pool, outdoor-equipment and maintenance records where applicable.

Know the management cost before you decide

Our current promotion gives you the benefits of our 10% management package at an 8% management rate, with a $350 setup fee. The management rate is not the whole cost of letting a home: review the leasing fee, other charges and package terms on our fees page before deciding.

Questions from Palisades owners

Can I describe every Palisades home as lakefront?

No. The association describes shared lakefront facilities, but that does not give every property direct water frontage. The listing should distinguish the home’s actual position from community access.

Does a community boat ramp mean boat storage comes with the rent?

No. Confirm current access, parking and storage arrangements for the proposed tenancy. Do not advertise a boat space or dock entitlement without specific confirmation.

The address comes first

This guide covers a named Clermont-area community in Lake County, not a determination of municipal boundaries or rental permission for every address. Current governing documents and property-specific checks are needed before agreeing a tenancy.
