Thinking about renting your Kings Ridge home?

Perhaps you are moving closer to family, no longer using the home as often or taking over a property for a relative. Before you decide what to leave in the house or when to advertise it, let us help you work through the rental plan. A home in Kings Ridge needs more than a general Clermont listing.

Kings Ridge describes itself as a gated, 55+ community on US 27 in Clermont, with individual neighborhoods inside the wider community. That distinction matters to an owner: the documents and service arrangements for your particular neighborhood belong alongside the community-wide information, not in a drawer after the lease has been signed.

McCormack Realty & Renters Choice Homes can discuss marketing, tenant selection, rent collection, inspections and maintenance coordination. Our role is to manage your rental home; we do not replace the community association or decide who meets its occupancy requirements.

Start with the right association documents

The association publishes a document section with governing documents, rules, neighborhood dues information and a sale/lease agreement and age-affidavit resource. These are useful starting points for a conversation, not permission to rent every house on the same terms.

Send us the property address and neighborhood name, together with the current documents you hold. We coordinate with the HOA to confirm responsibilities and ensure tenants know the rules. Before setting an availability date, the applicable lease process, any required submissions and the current occupancy requirements need to be confirmed for the property and proposed household.

We do not assume a minimum lease term or an age exception from another owner’s experience. If a document is unclear, getting the association’s current answer first is better than promising a move-in date that cannot be met.

What stays with the house—and who looks after it?

If the property has been your own home, separate the belongings you want to keep from anything you propose to include with a tenancy. An inventory is useful for furnishings, garage remotes and equipment; family keepsakes and personal paperwork should not be left for the next occupant to sort out.

Bring your current service information too. We can discuss what is covered through the association, what you arrange separately and who handles a repair when the home is occupied. Do not assume that a neighbor’s lawn, irrigation or exterior-maintenance arrangement also applies to your home.

The association describes the golf courses as independently owned public courses. A home’s location near golf does not make a golf package part of the rent. The listing and lease should explain only the facilities and access that have actually been confirmed.

A useful handover, even when you live elsewhere

A recent condition review helps separate immediate repairs from improvements that can wait. Tell us about outstanding work, warranties and any equipment that needs a particular contractor. We can then discuss a preparation budget before marketing begins.

Once a tenant is in place, repair coordination, inspections with reports and online financial reporting help you follow what is happening. If the home is already let, we start with the existing lease, deposits and unresolved issues rather than assuming a change of manager starts a new tenancy.

A good starting point for our conversation

  • Property address and the Kings Ridge neighborhood name.
  • Current community and neighborhood documents, plus any lease or occupancy correspondence.
  • A list of furnishings, equipment, service providers and known repairs.

Know the management cost before you decide

Our current promotion gives you the benefits of our 10% management package at an 8% management rate, with a $350 setup fee. The management rate is not the whole cost of letting a home: review the leasing fee, other charges and package terms on our fees page before deciding.

Questions from Kings Ridge owners

Does the 55+ description tell me everything I need to know before letting?

No. Kings Ridge identifies itself as a 55+ community, but the current governing documents and association confirmation are needed for the particular home and household. We do not advertise an unverified eligibility exception or promise rental approval.

Will you manage the HOA as well as my rental?

No. We manage your rental property and coordinate with the association where needed. The association retains its own responsibilities and approval processes.

This is a Clermont-area community guide, not a determination of the jurisdiction or rental permissions for every address. We confirm the relevant requirements for the property rather than relying on its mailing ZIP code.
