Leaving Hartwood Reserve does not mean managing alone

A move can leave you trying to arrange repairs, clear the house and answer rental questions at the same time. Let us help you put those tasks in order. We can discuss what needs doing before marketing and what you want from ongoing management once the property is occupied.

Hartwood Reserve is identified in Lake County’s residential subdivision mapping through phases 1 and 2. A home on Peaceful Valley Drive provides an address-level example of the detached housing, and the City of Clermont includes Hartwood Reserve in neighborhood reclaimed-water communications. We keep it distinct from similarly named Hartwood developments.

Break a larger home into manageable decisions

If your house has several living areas or more than one floor, a single general condition note will not tell the whole story. Review the rooms and installed equipment individually. Identify any extra air-conditioning system, upstairs plumbing concern or appliance that needs its own service record.

An office, guest area or bonus room can be a useful part of the presentation when described accurately. The photographs should show how someone would move through the house. Avoid promising a separate dwelling or additional bedroom unless that use has actually been established.

Get contractors and access ready before the rush

Share the current access arrangements and any association requirements that affect contractor visits or exterior work. A repair appointment is easier to arrange when the person doing the work has the right instructions and any required approvals are already in place.

Where the property has irrigation, a private pool or a screened outdoor area, record the equipment and existing service providers. Confirm who maintains each item during the tenancy. Shared amenities and their access arrangements are a separate question and should not be used to imply that the association looks after the home’s own equipment.

Keep the handover complete

If you have been managing the property yourself, collect the lease, deposits, contractor invoices and outstanding correspondence in one place. Let us know about ongoing conversations with the tenant or association. A clean handover is as much about those open issues as it is about keys.

McCormack Realty & Renters Choice Homes can discuss marketing and tenant placement for a vacant home, or management of an existing tenancy. Inspections with reports, maintenance coordination, rent collection and online financial reporting help you stay informed after the move without handling every routine task yourself.

Before we talk about your home

  • Equipment and service records, including separate systems where installed.
  • Open tenant, contractor or association matters that need to carry into the handover.

Know the management cost before you decide

Our current promotion gives you the benefits of our 10% management package at an 8% management rate, with a $350 setup fee. The management rate is not the whole cost of letting a home: review the leasing fee, other charges and package terms on our fees page before deciding.

Questions from Hartwood Reserve owners

Is Hartwood Reserve the same as Hartwood Landing?

No. This guide concerns the Hartwood Reserve residential plats in the Clermont area. Send the full address so the property is matched to the correct community and documents.

What if a repair is already underway when management changes?

Share the contractor details, agreed scope, invoices and warranty information. The handover should identify who will follow up rather than leaving the owner or tenant to restart the job.

The address comes first

This guide covers a named Clermont-area community in Lake County, not a determination of municipal boundaries or rental permission for every address. Current governing documents and property-specific checks are needed before agreeing a tenancy.
