A townhome rental needs a different kind of preparation

If you are considering letting your Clermont Yacht Club property, start with the decisions that are particular to a townhome: the layout, shared elements and which responsibilities sit with the owner. McCormack Realty & Renters Choice Homes can help you organize those questions before the home goes on the rental market.

Lake County’s subdivision mapping records Clermont Yacht Club and its second phase. Residential examples on Nautica Mile Drive and Carrick Bend Way corroborate the townhome setting in the Clermont area. The community name alone does not establish a boat slip, a water view or the maintenance included for every property.

Show how the floors connect

A multi-level home is easier to understand when photographs explain the stairs, entrances, living areas and bedroom arrangement. If your property has rooms across three floors, make that clear rather than leaving prospective tenants to discover the layout at a viewing.

Additional living space should be described for what it is. A room on a different level does not automatically create a separate apartment or authorize a second tenancy. Establish any proposed use before advertising it, especially where access or shared services would be involved.

Put maintenance boundaries in writing

Ask for the current responsibility breakdown for the actual property. Roofs, exterior finishes and shared elements can require different handling from appliances or internal plumbing. An association service should not be assumed from a neighboring unit’s sale advertisement.

When a problem involves both the home and a shared element, clear communication matters. Keep the association contact information, relevant documents and repair history together so the right party can be contacted without the tenant having to guess who is responsible.

Treat lake access as a separate question

A townhome near Lake Minneola should be marketed with accurate photographs of its own outlook. Confirm any community access available to a tenant and the arrangements for keys, parking or boating before describing them as part of the rent. Do not promise a slip, storage space or unrestricted waterfront use from the community name.

Once the property is ready, we can discuss marketing and tenant placement, then rent collection, inspections, maintenance coordination and online reporting. If there is already a tenancy, send the lease and deposit records first. The handover should preserve existing obligations while making day-to-day communication easier.

Before we talk about your home

  • The unit address and a clear description of its floors and entrances.
  • Current owner-versus-association maintenance responsibilities.
  • Confirmed access items, parking information and the existing lease if occupied.

Know the management cost before you decide

Our current promotion gives you the benefits of our 10% management package at an 8% management rate, with a $350 setup fee. The management rate is not the whole cost of letting a home: review the leasing fee, other charges and package terms on our fees page before deciding.

Questions from Clermont Yacht Club owners

Can a separate floor be advertised as a separate rental unit?

Not without establishing that the proposed use is permitted and appropriate for the property. A multi-level floor plan is not evidence of a legally separate dwelling or permission for another tenancy.

Does the Yacht Club name guarantee a boat slip for the tenant?

No. Any slip, storage or water-access arrangement needs specific current confirmation. The rental advertisement should promise only what is actually available to the tenancy.

The address comes first

This guide covers a named Clermont-area community in Lake County, not a determination of municipal boundaries or rental permission for every address. Current governing documents and property-specific checks are needed before agreeing a tenancy.
